Q: What is a Commercial Listing?

A: Any Commercial Real Estate Property for Sale or Lease - Commercial Real Estate Categories include: Business, Industrial, Investment, Medical, Multi-Family, Office, Retail, Land-Industrial, Land-Multi-Family, Land-Medical, Land-Office, Land-Residential and Land-Retail.

Q: Can I list my Home or Residential Listing at STLcomRE.com?

A: NO! - STLcomRE.com has been developed specifically with the St. Louis Commercial Real Estate Community in mind. Any residential listing submissions will be rejected and the money paid will be forfeited. STLcomRE.com's Sister site STLhomeRE.com will be launching by the end of 2009. When this site launches, all home listings will be welcome there.

Q: Can I list Multi-Family Residential Properties?

A: Yes - Multi-Family properties are welcome at STLcomRE.com as long as they contain 5 or more units/apartments. 3 duplex properties in the same listing do not count as 5 or more units; a listing attempt of this nature will be rejected and the listing fee will be forfeited.

Q: My property Looks Residential but is actually Commercial. How do I keep it from being rejected?

A: Label it Commercial - Make sure to include the property's commercial zoning information in the title or prominently in the Listing Summary Box when you fill out the submission form. You can also write a note to the editor in the listing summary box, that will not be posted to the site. Just begin and end your note with two astrisks, eg **Note to Editor**
Example: Title: Residence Converted to Office zoned C-2, Commercial
Example: Listing Summary: **Note to Editor - Please note this is residence has been converted into an office building, and has been zoned for commercial use.**

Q: I think my Home or Residential Listing would make an excellent Commercial Property, Can I post it at STLcomRE.com?

A: NO! - Unless the property is currently being used commercially or has been zoned for commercial use by the applicable muncipality, the listing is not allowed to be posted at STLcomRE.com.

Q: I own or have listed undeveloped or developed Residential Land, Can I list this at STLcomRE.com?

A: Yes - Un-improved Residential Land is considered Commercial Real Estate. All Land listings are welcome to be posted at STLcomRE.com.

Q: I own or represent a Business I am trying to sell, can I post it STLcomRE.com?

A: Yes - Business For Sale listings are allowed at STLcomRE.com. All Business for Sale listings must be posted under the Business Category, whether there is real estate involved in the transaction or not.

Q: If my listing is rejected, Do I get my Money Back?

A: No

Q: Why is the listing fee Forfeited if the listing is rejected?

A: Time - The primary reason why money is not refunded for a rejected listing is time. Every submission at STLcomRE.com is manually reviewed, edited and approved. When you purchase a listing at STLcomRE.com you are not just paying for the privilege of posting your commercial property for 90 days you are also paying to have the listing reviewed. This manual review process is a level of quality assurance not found at many sites anymore. In most cases a rejected listing will actually take an editor longer to review than a listing that is submitted in accordance with the listing policies outlined in the Terms and Conditions of this website. This is why the Listing Fee is non-refundable.
